Summary
In this powerful episode, Michael Blank sits down with Ben Reinberg, founder of Alliance CGC, to break down how he built a $500M+ commercial real estate portfolio—starting with a 95,000 sq. ft. industrial building at just 23 years old. Ben shares how he raised capital with no track record, the key mindset shifts that fueled his growth, and why personal development is the hidden engine behind building wealth.
You’ll also learn why commercial real estate—not single-family rentals—is the path most millionaires quietly use to generate generational wealth, and how to shift your focus (and comfort zone) to play a much bigger game.
Key Takeaways
- Study Wealth, Not Just Real Estate: Ben skipped the rental game by studying how wealthy people actually build wealth—with hard assets like commercial real estate.
- You Don’t Need to Know Everything—Just Build the Right Team: From asset management to SEC compliance, syndication is a team sport. You can go bigger by not going solo.
- Raising Capital Is Not About Sales—It’s About Value & Relationships: Ben started with no fear, built credibility through transparency and strong returns, and gave away the lion’s share of the deal early on to build trust.
- Personal Growth = Business Growth: Meditation, mentors, and emotional intelligence aren't optional—they're what allow you to lead, communicate better, and scale sustainably.
- Hard Assets Win Long-Term: Whether it's medical office, multifamily, or industrial, Ben believes investing in tangible assets is the key to recession-resistance and generational wealth.

| 0:00.0 | Hey Dealmakers, welcome to the show where it's all about financial freedom with real estate. |
| 0:03.8 | Let's do this. |
| 0:11.5 | Today we're talking with Ben Reinberg. |
| 0:13.2 | He's built a half a billion dollar real estate portfolio. |
| 0:16.1 | He's been doing this for a little while. |
| 0:17.1 | He got started with 23 and he bought 100,000 square foot in Dushel when he |
| 0:20.8 | was 23 years old and learned how to raise capital. We're going to dig into that, but also going to talk about scaling into some of the lessons that he learned for scaling, and then some of the disciplines that he has developed over the years to make himself a better version of himself. And he's investing in a variety of commercial real estate. We talk about some of those asset classes, and I do, of course, ask him about his outlook for multifamily. So we're going to get |
| 0:41.0 | into that in a second. When I kind of talk about these disciplines that are developed, I think they're really important. Like, for example, for me, the biggest game changer that I started, I don't know, 12 years ago was a miracle morning, right, by Hell Elrod. And it really made a huge difference. I've really struggled with the whole morning routine because I didn't know what to do with myself, right? I mean, you're supposed to sit there in silence. Well, would it surprise you learn that I struggle with sitting in silence? Holy moly, right? Or I'm supposed to journal. I don't really like journaling. I like typing on my laptop, but I want to take my laptop early in the morning, so I don't journal, right? So prayer, reading, all these things, right? Those are things supposed to do, but then in his book, he kind of becomes very systematic about what you do in that first 60 minutes. He talks about programming your mind. When you go to bed, hey, I'm going to go to |
| 1:27.5 | bed and I'm going to tell my mind to just wake myself at an hour earlier. And I thought that was a |
| 1:32.5 | bunch of hooey. And by golly, it actually worked. That's really wild. And so the whole moracle morning |
| 1:37.8 | routine has really changed everything because it calms you down, but it also creates a lot of |
| 1:43.2 | clarity. For me, one of my superpowers is clarity. I like to create clarity with others, but also clarity with myself. I always start with myself, obviously, because I find that the clearer I can become with something, it guides the behavior that comes out of it, right? Because if you're not clear about something, then how are you supposed to behave? You don't know, right? So you do a bunch of stuff that |
| 2:02.5 | conflicts with each other. You're not really sure. So creating clarity for me is absolute everything. And so once I create clarity, I then try to create clarity for everybody else. People on my team, hey, here's where we're going. Or clarity in our educational company about how to actually go about doing a deal. |
| 2:18.1 | So we have this thing called a dealmaker blueprint, |
| 2:20.1 | which is very, very step-by-step week. clarity in our educational company about how to actually go about doing a deal. So we have this thing |
| 2:19.0 | called a dealmaker blueprint, which is very, very step by step week by week because it's got to |
| 2:22.8 | be clear. What exactly are you doing and how are you going to go about doing it? So to me, |
| 2:27.3 | clarity is everything. So as you go about figuring anything out in life, your job or your family life or your path to financial |
| 2:37.2 | freedom, all those things, become clear about, first of all, come clear about the why. |
| 2:41.9 | Why do you want a certain thing? |
| 2:43.2 | Why do you want to lose weight? |
| 2:44.4 | Why do you want to improve your relationship? |
