Summary

Rob Beardsley didn’t flip houses. He didn’t save up for years. Instead, he went straight from college to commercial real estate—and scaled to $750M in acquisitions in just seven years. In this episode, Rob breaks down how he used partnerships, mindset, and relentless focus to overcome limited capital, lack of experience, and a steep learning curve. You'll learn what it really takes to scale a multifamily business from zero, how to raise capital without a track record, and why operating in today’s market is the ultimate advantage. Hey, dealmakers, welcome to the show where it's all about financial freedom with real estate.

0:04.2

Let's do this.

0:09.9

Today's episode, we're talking with Rob Beardsley. He turned a $50,000 investment when he was like

0:16.0

24 years old into now $750 million in multiffamily acquisitions and all over the last seven years.

0:24.5

So this is amazing. He's a co-founder and CEO of Lone Star Capital.

0:28.5

And they self-managed as well. And this is a really fascinating interview because we did talk about the beginning.

0:35.1

He's in college. He gets the real estate bug. And, you know, how does he get into multifamily, right? Why did he, like, you know, so many people

0:42.5

like me, we've getting into flipping houses and rentals and he went right in a multifamily,

0:47.3

learned and struggled, raising capital, really struggled the whole way through, but he really

0:52.3

wanted to scale this syndication business.

0:55.0

And so fascinating story early on, but we also had really talk about how he then was able to

0:59.7

scale this company. So we get the little behind the scenes look of what it's like to actually

1:03.7

grow a rather large syndication company as well. So let's get right into it here with Rob Beardsley.

1:10.6

Rob, welcome to the show today. Yeah, thanks for having me. Super excited to be here. Yeah, you really scaled a fairly large company about $750 million in real estate. And it all started with a $50,000 investment. So I want to get into the scaling, super exciting about that. But I'm also very interested in about the beginning. How does someone get into the business and how does someone parlay $50,000, $50,000 in the summer, $50 million?

1:31.8

So how did you get involved in real estate? What did you do with that $50,000? What was going on in your

1:36.7

life? Like, why did you even get into real estate in the first place? Yeah, sure. So my journey

1:42.8

is interesting in real estate like many others, but I actually grew up in a real estate family in Northern California. But the funny thing is, is my parents, they didn't make it look glamorous. And so they struggled with their business. They were agents selling,

2:02.0

buying and selling homes for their clients. So they were in the residential space. And we were living

2:07.6

in Silicon Valley. And so they were looking at all the families that were very successful in tech.

2:13.3

And so they were saying, you want to go to Stanford. You want to go to an Ivy League. And you want to

2:17.2

study tech. And you want to do a startup and you want to make it big. You don't want to do this boring real estate thing. This is hard. It's not nice. And so I said, yeah, that makes sense. So I went to college at Carnegie Mellon for computer science, thinking I would get into consulting or into a startup. But sure enough, the real estate bug hit me

2:35.5

while in college because growing up I had always played football. So I dedicated my life
