If you just do slow and steady and have a goal to acquire a property or two a year or

every other year, you know, by the time you're ready to retire from whatever your day job

is, whatever it is you spend your career on, you should have a decent portfolio built up

that has a nice revenue stream coming in.

And the benefit to that also is not only if I've been getting cash flow along the way,

but real estate also appreciates.

So it's going up in value, going back to what we talked about.

Those peaks and valleys, if you smooth those out, I'm getting a few percent a year in

appreciation.

And then you also can leverage real estate, meaning I don't have to pay cash for the whole

thing.

I can go and put 20, 25% down on a property and a little bit harder to do in this market

with where rates are at, but rental rates are going up.

So that's helping cash flow.

But what I can do there is I can get a loan on it.

And my tenants basically pay off my mortgage for me.

So every month, I make a mortgage payment.

That's more equity in my pocket and it's not coming from me.

So it's not money out of my pocket, just money coming in.

And so my value's going up, my debt's going down.

I got some free cash flow and I'm hedging how much I got to pay Uncle Sam.
