| 0:27.5 | You know, tax records first and foremost, great spot to go and find buyers. |
| 0:31.1 | If you are pulling tax records, skip tracing LLCs, or finding who are the cash purchasers |

| 0:39.2 | highest quality buyers that I find are on LinkedIn. |
| 0:41.7 | So I would go to LinkedIn and I would find fix and flippers, buying holders, real estate investors |
| 0:45.4 | from LinkedIn for Cincinnati, Ohio. |
| 0:47.2 | I would go there. |
| 0:48.2 | The third place that I find good buyers that are well timed is newly listed flip properties |
| 0:53.9 | on the MLS. So I'd go and I'd look at what |
| 0:56.2 | properties look like they were flips that just got listed within the last two weeks. I would find out |
| 1:00.9 | who the LLC owners are of those properties. And then I would skip trace them and I would call them and say, |
| 1:05.2 | hey, I noticed you just listed your flip. And I've got a property in Cincinnati that you might be |
| 1:09.5 | interested in. It's priced real well. Can I send it to you? |
| 1:11.8 | And so for me, those three are my favorite ways to find buyers. The third option that I gave you there, |
