So let's say somebody wants to buy their first rental property in 2024.

Is that even possible with interest rates and high purchase prices?

So the first thing I want the audience to know is I've been buying since 2002.

So I've been doing this a long time.

And the reason that's important is I was buying before the last crash.

Okay. So I've been here before. I know where we are, right? So it goes up, it goes down, real estate is definitely a cycle. But it's always possible. And it's always hard. I don't think a lot of people understand that that buying rental properties that cash flow and produce positive cash flow not just oh I'm betting on appreciation and I can afford negative cash flow which I call an alligator that nonsense that's nonsense yeah you've got to you've got to do the work you got to find the deals and it's it's hard I would argue it's really hard today but it's always possible okay right but is it's always possible. Okay, right?

But is it possible in places like Las Vegas, California, Arizona, not just Ohio or these cheap markets?

Like is it possible in expensive markets absolutely now again let's remember right it's for folks that don't might don't know my story I live in the Silicon Valley

okay right even in 2002 the Silicon Valley did not cash flow and I spent a year looking.

Yeah, right? So at that point you have a choice, right? A lot of people go out of state.

What I decided to do is you you know what, California is a big place?

Yeah. Now, close to me turned out to be two and a half hours away,

but I can get cash flow in California, two and a half hours away. It was Fresno County.
