1:28.4	I mean, I think the reason is always the reason, right?
1:31.6	It's like why have we ever wanted to get into real estate?
1:35.1	And it's because we get long-term appreciation.
1:39.1	We get to purchase these appreciating assets leveraging a tremendous amount of debt, right?
1:45.1	You know, 70%, 80%, 90%, sometimes 100% of the purchase price can be covered with
1:51.2	mortgages that we can get from banks.
