| 0:15.6 | I think about flippers I know that do maybe one deal or two deals a year and others that do as many as 15 or more in a year. |
| 0:27.6 | And this is in the same given hours per week, let's say. |
| 0:31.6 | So for example, one flipper's working 40 hours a week on a flip and he does one or two deals working 40 hours a week in the whole 12 month year. |
| 0:42.3 | And then you have another flipper who does 15 deals in the same 40 hours a week in a given year. |
| 0:48.3 | And what's the difference? Why is one only doing one or two and another one doing 15? |
| 0:53.3 | And really it comes down to the bandwidth that each |
| 0:56.7 | flipper has and so some flippers have a very low bandwidth and others have a very high bandwidth and |

| 1:22.8 | they're not really managing well. It takes them a long time to find contractors, get the work done. |
| 1:29.3 | It's just everything is super slow. Now this is no judgment. Everyone has to start somewhere, |
| 1:34.3 | and it all depends on a lot of the things you bring to the table initially, experience and so on. |
| 1:39.3 | The idea here is we want to move away from a low bandwidth to a high bandwidth and really |
| 1:44.2 | maximize our time, energy and effort when it comes to rehabbing. |
| 1:48.1 | Here's the way I try to think about this. |
| 1:50.9 | If the average flip takes, let's say four months, start to finish, takes four months. |
| 1:56.7 | And it really should, unless you're doing some high-end stuff or some really big projects, you should be able to get in and out of a house in 30 to 60 days, put it up on the market, get a buyer pretty quick and get it sold 30 days later. You know, my goal is 90 days, but if you can get in and out in four months, you're doing pretty good as far as a turnaround time. If a flip takes four months, that's three cycles per year, |
