When people ask me questions about their creative finance deals, the number one problem that I see is that they haven't asked enough questions to the seller.

They haven't obtained enough information to even figure out what's really going on. Cody Rose, one of my students comes in, asked me a wonderful question, and I'm like, man, I just kind of feel like you're not giving me the whole story. I feel like I don't really understand what's going on here. I can't answer your question properly. Why don't you just let me get on the phone with your seller? And that's something I love to do for my students is I love to just get on the phone with their sellers so I can figure out what the actual problem is. Guys, I promise you it's one of my favorite seller calls I've ever done. And you're going to see why as it goes on and on and on. Now, here's the problem. I make a call to the seller.

Cody asked me a question up front and then I get on the phone with the seller and I find out

enough information that everything changes based on just some questions that I asked the seller

that Cody didn't ask before.

Now, what's funny also is I get off the phone with Kathy and then we start unraveling and talking about the deal.

Cody and I have a discussion and then Kathy calls me back.

And on that call, I embarrassed myself because I didn't ask enough questions on the

first call because even the second call changed my entire perception of the entire deal.
