Hey, it's Jerry Norton here, and one of the most time- time consuming parts of wholesaling real estate is the analysis process, the process of getting to your offer price and your buy price.

And so a couple of years ago, I developed a revolutionary new tool. We call it the instant offer calculator.

And what this does is it allows you to very quickly get to an offer price on any deal

without having to comp the property to determine the after repair value or ARV

and without having to estimate repairs.

Now, before I go any further here, there's a big difference between an offer price and a buy price.

You know, if you're going to buy a property, then you're going to want to eventually at some point

do some deep dive analysis and make sure that it pencils, make sure that you're contracting

or if you're actually buying and not wholesaling, that you feel really good about the deal

because you're now going to take some

risk and buy it, bring capital to the table, or even if you're going to contract it now,

you're committing to that deal. So you want to feel really good about the numbers.

An offer price on the other hand is basically a starting point. It's putting a number in front

of a seller or an agent. And that number, the way I do real estate,

is it's what I call a low anchor. And the low anchor needs to be low enough, essentially,

to start a conversation, right? It's your starting price. And then ideally you're going to

negotiate up to a number you can live with. Well, what happens is in wholesale real estate is a lot

of people put way too much

time into the analysis process. And if you're spending half an hour or longer to comp properties

and run a formula and get to a buy price or an offer price, that's way too much time. You can't
