How's it going? Jamil Damjee here. We are going to be watching me go direct to seller. You're like probably saying, what did he just say? Do I need to clean my ears

out? Yes, you heard that correctly. Jamil is going direct to seller. I am the self-appointed

king of wholesale and I got to this position doing over 6,500 wholesale transactions, all without

having spent any money in marketing. I did them all through real estate agent referrals, agent outreach, MLS offers, so on-market

deals, and co-wholesailing, that's JVing with other wholesalers, right?

So all of my business has been done without having to do any paid marketing.

One of the biggest reasons why I've never gone direct-to-seller is the cost. Yes, the cost, right? The fact is, is that the average cost per

contract in the United States to get a deal, direct-to-seller, is $3,000. Let me break down to you,

why. If you use a traditional platform that will give you a list, let's just say PropStream,

for example, right? You'll pay $ Let's just say PropStream, for example, right?

You'll pay $99 a month for PropStream and they'll give you 10,000 leads. Now, those 10,000 leads

are going to be a tired landlord list, an absentee owner, maybe vacant properties, but they're going

to be a very broad and general list of tired landlords, high equity absentee owners, right? So it's like,

it's a huge, huge, huge list. Whereas Donald Trump would say huge. It's a huge list. That is a huge

problem. Unfortunately, if you're on a budget, skip tracing a huge list is going to cost you a lot of

money, right? So let's just say you use all 10,000 leads that PropStream gives you as a part of your $99 membership. Well, remember, that doesn't include skip tracing, right? So skip tracing is 15 cents a lead. And so you're going to have to skip trace that whole 10,000 set to get and you're going to spend $1,500 and you're not going to get a deal yet, right? Because the average cost per contract is $3,000. And so you're going to need to call two of those lists, right?

Two of those lists before a homeowner is going to say to you, yes, I'd like to actually sell

me my property. What's the purpose of that? Why is that? There are millions and millions and

of properties available in the United States, just in general,

but only a handful of them are going to be ready for a sale.
