happened to have my you know my phone on me and as soon as he put up St. Joe like I

just looked at the stock going down 2% and I was just looking at it every minute

instant as he was doing his presentation I will tell you that it's probably one of

the best presentations I ever saw from a research perspective he was was 140 slides. He had his whole research team including him and his dad driving around the neighborhoods, you know, researching all the properties, the prices and everything. It was a great research report but I'm actually going to

challenge them a little bit and tell you why the stock is not going to zero but yes it is

alarming how they're carrying a lot of their properties at inflated values on the

balance sheet so you know we'll definitely go over that presentation.
