So you probably hear me mention opportunities from time to time when we're raising equity

with partners for a deal that we've got under contract.

Now we just closed our Dallas and our Shreveport deals, both of which were very exciting.

We actually may have a couple of slots left in each of those because Robert just had a baby last week and I was out of the country for three weeks so we're a little behind on the equity raising.

But I want to tell you today real quickly about a hundred and seventy four unit deal we're doing in Lexington Kentucky. We're

closing that in a week and I love that deal. The appraisal came in a million more

than we're paying for it and that's without doing the things we plan to do. Now the

returns on this property really look good and it's a

it's a B asset that we're going to turn into an A asset. That says there's a diverse

employment base there and as you guys know jobs are the most

important thing with multifamily and Lexington is just a cool town it's a

it's got beautiful horse farms and you know I believe the Kentucky Derby is

actually this weekend.
