I have not.

This is the first here, but all I know right now it's a toastie in here which is God we did this

fireside chat just a few minutes ago it was it was a little fresh

it's pretty chilly it was out in the elements I thought maybe you guys requested to be in nature.

It's about 50 degrees today. And now we're in a heated SUV.

I guess my, you know, we were talking little bit about process when we were out by the

fire at the opening here of Ozarks National how has your process evolved over the years is

it is that a simple question? over the

thing is that a simple question no

no it really had everything is that

it's it's an interesting process how we field calls from different places and not knowing anything about what people want to do, you know, it's wonderful that people want to put together a club presented however.

But the very first determinant is the land for us.

That's number one.

And then it's the people you do things with

who share that vision. You become comfortable with their group, what they see, what

they want. But at least to me, I'm speaking for my partner, he can say that whatever he wants but it's the land that interests us.

What we think that we can do with a particular piece of land.

And be quite frank, you know, a lot of times we pass.
