| 0:21.2 | about direct to seller versus direct to agent. And I've got Hugh Boy here. I've got Anthony |
| 0:26.8 | Kazar and David Olds. Both Anthony and Hugh, they dominate at the direct to agent model. |
| 0:32.5 | Anthony's doing three to five deals a month this way. Hugh's up to five to ten a month. |

| 0:38.4 | transaction coordination. He has a nationwide service. And you've done a lot of direct to seller. Tons of direct sales. Been involved in 8,000 transactions. And I do a little bit of both. We do direct to seller. We do direct to agent. And I get asked all the time, like, okay, well, which one should I do? even at this event you guys are at with me, everybody's like, should I do direct to agent? |

| 0:57.3 | And we've been talking a little bit about well there's some pros and cons to each of those and if you guys know me on my channel I do talk a lot about direct to agent and about direct to seller so let's try to get to the bottom of it when I say direct to-to-agent, what I mean by that is real-estate |
| 1:12.4 | agents are the source of all of your leads and deals. There's a few ways to do that, but it means |
| 1:18.1 | that you're networking with agents, right? And those agents are bringing you these leads that you then |
| 1:23.8 | convert into wholesale deals. Whereas direct-to-seller means that you're doing some form of marketing, |
| 1:28.6 | outbound or inbound, you're talking to the seller directly, contracting with that seller, |
| 1:33.7 | and then obviously wholesaling those deals. |
| 1:35.9 | So one with direct-to-agent, you don't really talk to the seller because you're dealing with the agent. |
| 1:41.2 | The agent's facilitating the transaction. |
| 1:43.3 | Direct-the-seller is you are talking to that that seller directly and you're doing the deals that way. Okay, is that clear for everybody? So make sure you understand. When we say direct to agent, we're just all that means you're working with real estate agents to get your deals, direct to seller, you're working directly with the seller. Hugh, what's your favorite thing about direct to agent? So my background, I have done both direct to seller and also direct to agents. |
