Summary

Welcome to Boostly Podcast Episode 765 The Boostly podcast welcomes Kyle Stanley, a frequent guest and experienced short-term rental property investor. Kyle shares his journey from failing serial entrepreneur to successful real estate investor and short-term rental manager since 2019. He initially got into the market through house flipping and has since expanded into the arbitrage and co-hosting models, managing around 70 units. He recently shifted focus to owning properties outright and creating unique, themed rental experiences. His latest venture in South Bend, Indiana, near Notre Dame, exemplifies this strategy, transforming a 4,800 square foot home into a themed rental that significantly stands out in the market. The 'Leprechaun Lounge,' a pub-themed basement, and meticulous interior design targeting Notre Dame’s football fans have tripled their rental income compared to non-themed properties. Kyle highlights the importance of niching down for unique customer experiences, which allows for premium pricing even during off-peak seasons. He also discusses creative financing as a strategy for acquiring properties with low money down and favorable interest rates, citing his partner's expertise in this method. Kyle’s approach balances unique property experiences with smart financial strategies, providing valuable insights for anyone looking to succeed in the short-term rental market. The episode emphasizes the significance of creating memorable guest experiences, effective marketing strategies, and financial flexibility. The podcast encourages listeners to visit the property’s listing and learn more about creative financing through a free training link. https://www.youtube.com/@MarkSimpsonBusiness Free training : https://pages.thefearlessinvestors.co/castrtraining Brand :fearlessinvestors.co STR discussed: https://www.airbnb.co.uk/rooms/1142083357292595889 00:00 Welcome to the Boostly Podcast 00:23 Introducing Kyle Stanley 00:54 Kyle's Journey into Real Estate and Short-Term Rentals 02:04 The Fearless Investors and Creative Financing 03:29 Diving into the Notre Dame Property 05:08 The Leprechaun Lounge Experience 23:19 Creative Financing Explained 29:17 The Rewards of Time Freedom 31:25 Conclusion and Contact Information https://Boostly.co.uk https://Boostly.co.uk/5steps https://instagram.com/boostlyuk https://Boostly.co.uk/podcast

0:47.4

yourself and share about a bit about your background, like an elevator pitch? Yeah, I mean,

0:52.2

started doing short-term rentals right after I got into real estate in

0:56.5

2019, had been a serial entrepreneur, a failing serial entrepreneur up until that time.

1:02.7

Finally, invested in myself in the real estate game, started flipping houses, held on to my

1:06.7

second flip as a short-term rental in Fresno, California, where a lot of people were like,

1:12.1

what, you're going to do a short-term rental, vacation rental in Fresno? I was like, no, it's not

1:15.9

a vacation rental, it's a short-term rental. So that tripled my profits compared to a long-term rental.

1:22.3

That was in 2019, and then I was off to the races, started doing the arbitrage model, started doing the

1:28.9

co-hosting model, ended up getting to right around 70 units, a combination of ones that I own,

1:34.7

plus ones that I was managing for other people. And then took a pretty major step back from that

1:40.2

model to then just start owning more properties in the last couple of years. And I've been very,

1:45.5

you know, I would say detached from the management company because I've been focused a lot on

just my own portfolio and making some banger properties like the one that we're going to talk
