If you're looking at buying a new asset, I think the number one thing you want to look

for is flexibility in your debt.

I was trying to pursue one deal, and I just could not get a decent debt term.

The one I ended up with was, let's say, six and a quarter percent life co for seven

years yield made, and it's prepay.

And look, it would get the deal done.

I'd be able to buy the property, but for the next seven years, you'd be sitting there

thinking, man, this is a terrible loan that I am not going to get out of the meantime.

So we're currently, we just went under contract on a new property.

We're going to take out bank loan or bank debt and all likelihood.

It has no prepayment.

It'll be flexible.

We can add some value.
