You maybe want to be a little bit more conservative in your underwriting right now.

Maybe you're just not buying it all or you're not doing anything.

But I highly encourage you.

I think now more than ever is going to be an exquisite time to invest because now we

actually get to utilize all of those creative strategies.

We've heard so much about over the last however many years you've been in the business,

but you haven't been able to use them because over the last decade to 12 years, everything's

been so continuously progressive and best and final, best and final, best and final.

And it's like it's been so much competition, there's been so many people in the space.

It's literally been a seller's market for the longest time.

We're finally starting to see some transition here due to what's happening with interest

rates and the overall economy and what the Fed is doing on their end.

We're seeing a lot of movement, I think, on a positive note, specifically for multifamily,

what I'm in, but also for single families as well.

And so I think now more than ever.

And of course, I think things are going to get easier as we progress over the next six

to 18 months, but I think right now it's going to be just a little bit more difficult to

actually go out and begin raising capital for what it for deals that you're trying to
