You know and here's the thing is you always hear people say that if you've got a true deal

month you'll find a buyer which yeah I mean that that is true but if you don't do certain

things you're not going to find a buyer you know so it

just number one you have to have a deal that someone's going to buy yes and

number two is you got to have the right person to buy that deal because there are some deals that I get that don't work for fix and flip but my, you know, Jim Smith, the landlord, that's got 500 properties, he's all about it because they fit his his criteria because he's got a long-term

goal not a I need it in 30 days kind of goal.

As on today's episode, we've got a Mr. J. Paul Mills.

Now, J. Paul Mills is over in the Florida panhandle, kind of, I think think in the Navarre, Pensacola, kind of that kind of area.

A little bio on him, he's a husband to a wonderful woman, he says, father to eight wonderful children. They love music. They're on the

worship team at their local church. He started wholesaling in July of 2014. Fast forward to

today, he's done over 200 transactions transactions and he's constantly learning and growing to remove himself out of the business completely and eventually be able to sell the world.

That sounds like a pretty fantastic goal and I'd love to do something like that honestly.

And on today's episode he is basically a wholesaling whiz.

Anything wholesaling that you can imagine, he's pretty much done it he's done everything from wholesale to hotels to

I think he said he even did a couple of flips he's buying a little bit of rental properties he's trying to get into air B&Bs right now.

So he's doing a lot and he's got, you know, like he said, since 2014, he's got a lot of experience.

So today we go over kind of exactly how one even goes about wholesaling.
