0:49.0	So this is a very important topic today. I'm going to break this down into two main sections, cash flow and then rates of return.
0:56.4	And both are equally important because the rates of return come from the cash flow of that property.
1:01.6	So let's begin by talking about cash flow.
1:05.2	Cash flow is loosely defined as the income from a property that's left over after all expenses
1:11.8	and bills are paid.
