Can you imagine buying a property for $2,000, $3,000, $5,000 that's worth $50,000, $100,000, $150,000.

Now, much different than wholesaling, but there is a wholesaling component to this strategy.

Sean, how does somebody make 100,000, 250,000, 500,000 with tax liens and tax deeds?

How do they do that?

I thought you only got, you know, it starts at 18 to 16 percent and gets bid down to like nothing at the auctions. How do you, how do you turn that into $200,000, $200,000? Well, there's a couple of different phases. First of all,

you've got tax lien certificates on properties and you've got tax deeds. So there's a big

difference between the two. Tax liens are the interest rate.

Okay? And not all the tax liens sell at sale. So you can go into the excess inventory and get those at the full industry. And not all of them are bit down. Now, you're in Arizona. One of the first places I ever went, that place is so oversaturated. It's, you know, people go, oh, it's easy. And the easier the market is, the less excited I am about it.
