an expert on government grants. You've written books about this. You've done consulting. I want to pick your

brain and find out how regular people can get grants to buy rental properties. But before we get

into that, let's talk about why. Like, why would the government give away grants for regular

people to invest in rental properties?

Well, it's their job.

Really, I mean, that's why we have a government, and we have a capitalist system,

and that accounts for about, oh, about two-thirds of our economy is capitalism.

The other third is really community.

It's people helping people. It's non-profit organization and government programs. So we have, the government gives out like $4 trillion on grants

to individuals to improve their lives. And when you improve your life, you improve, you know,

the community. They pay for schools, you improve, you know, the community. You know,

they pay for schools, right? So everybody gets smart, okay? If they help you start a business,

then you're going to contribute to the economy and you'll create jobs. That's the reason,

and that's how these people get elected. If nobody's working, they get pissed off and they'll vote the people out. So they put in

programs to help people create economic opportunities for other people and themselves.

The way this works is that Congress will pass a bill that they want to improve communities

and bill a lot, a certain amount of money that they're going to give

away. But Congress doesn't actually give out money to people like me and you. They give the money
