Thanks for having me.

Now, Penny, some people are going to be wondering why we're talking about Dallas,

because you don't sound like you're from Dallas,

but in fact, you are.

Right.

Well, my secret is that I spent my teenage years in the Los Angeles area

okay so when you're a teenager you don't want you want to sound like everybody else

you don't want to sound like you're from someplace else. So I ditched the accent really quick. But I have moved back to Dallas and I've been there for more than a few years.

I've been in Dallas for 30 years. Okay. If you give me enough wine you

might hear a little accent. Good to know, good to know. Why should someone come and visit you in Dallas, Texas?

Well, you know, Dallas has changed obviously a lot in 30 years, but in the last five years

it is just exploding. a good way in a very good way there's so much

more nightlife there's so much more culture there's a lot to see and do here I have people come and stay with me for a week and I never see them. They're out doing stuff every single day.
