Hi Rob and Rob. I actually wanted to understand the Liverpool market. So it would be great

if you both can give me an insight for the Liverpool market where to invest, which are

good areas and not so good areas and and your forecast or your outlook for 2021 for

the Liverpool market. I'm an investor based in London, so it would be great to know pros

and cons of investing away from home basically. So thank you so much. Oh, Shippler, if you've

to invest in Liverpool, but what I really like is that you're not just going headfirst

and just going to buy anything there, which unfortunately I've seen happen so many times

despite the warnings that we seem to give on close to a weekly basis that if you are investing

in a new area, it doesn't mean you're going to get a great investment. There are poor

areas in every city and you can make a poor decision. So it's great that you're doing

your research. Now we'll say I will give you some information, but this is not the end
