We have a software for our students called wealthy deals, all right?

We actually give it to them in all of our coaching programs.

And the reason we give it to them is because it's such a necessary tool, right?

And this is why I say 2024 is very different than all the other years because things like

wealthy deals are available, which weren't available five, ten years ago, right?

With wealthy deals,

and this is like not a pitch for it, I'm just telling you what it is, okay? You're able to look up all these, like literally every house across the nation. You can see who owns it. You can see

what it's worth. You could see all of the liens on it, aka, you know, their loans and how much money they owe on the property. And then you can go see all these other different types of motivations, right? You can see if they're in foreclosure. You could see if they're an absentee owner. You could see if they own it free and clear, if they've owned it for 20 plus years. You know, these are all different signs of motivation. With AI, everything has gotten so good that AI is now able to just take all that and do it for you. And so with our software, what it does is essentially you're able to just click, hey, here's my AI. Like, give me the properties to have an AI score of 700 and above, right?

The score is from 1 to 1,000.

So you could click, you know, 700 and above.

And essentially, that would tell you all the properties that AI thinks are motivated sellers.

Because it's just going to take into account all these different things with the algorithm.

I'm telling you, AI's crazy.

Like, we're using it so much, not only in my real estate business, but all my businesses, right?

ChatGBTGBT gets, you know, all of the fame, but that's just like one tiny component

of all these crazy things happening right now with AI.

In fact, you know, I'll just be transparent with you again.

You know, when we get these sellers who, let's just say the AI says, hey, it's 700 plus, okay? We got a list of

5,000 sellers here in Vegas. How do you reach those 5,000 sellers? Well, you know, once again,

it goes back to we could send a mail, we could cold call, we can text,

we can get all their phone number and their data within wealthy deals. It's called skip tracing,

just so you guys know. And, you know, on a side note, skip tracing usually costs 10 to 15 cents
