you know anywhere from a third to a half of real estate transactions now are

investor this is this is residential, our investor or cash buyers and or cash buyers.

And the number is higher than it seems it's ever been before and realers

having to deal with the likes of Larry and Larry's a guy that has bought and sold

tons and tons of houses you're going to find out more but he's

actually going to come on today and train us as realtors had a deal with the

super savvy investor who is trying to out negotiate you on your

Why don't you give everybody a little rundown on yourself Larry so they get to know you better?

Sure man, sure.

Hey, I've been buying houses for over 30 years. I bought my very first investment property in 1986, right?

It was an, and realtors that have been in this business for a long time. You'll remember these it was an FHA non-qualifying

Assumable loan. They stopped those in like 1978 and there was still a few left over in the 80s but all you had to do was sign your name

on an FHA form and you could take over a loan without even qualifying.

That was my very first deal and since then I've gone on to buy and sell over a thousand properties.

And I love real estate.
