0:57.3	I'm here, it's Kevin Bup, and in today's show, we're going to be bringing on a special guest,
1:01.6	and that is one of our very own, Jethro Van Art. Jethro or Jett, as we like to call him here,
1:07.5	in-house, is our director of operations here at sunrise. Jet brings with him,
1:13.2	you know, an extensive background in both commercial real estate and asset management and truly
1:18.7	has become a critical cog in the Sunrise Wheel of Success that we have here. And in his current
1:24.4	role of director of operations, being that we're a smaller shop. Jethra wears many
1:28.9	different hats, including but not limited to heading up our due diligence efforts on all new acquisitions.
1:34.8	He's the lead of our property management team. He assists with debt placement on new acquisitions.
1:40.6	He also assists the leadership level decisions that we make here at Sunrise, among a litany of other special projects.
1:47.4	And, you know, one of those special projects that we recently tasked Jethro with was working through a consolidation plan for our property-level insurance on our mobile home park portfolio.
1:59.0	Now, prior to our most recent switchover to this
2:02.8	more of a consolidated plan, we would typically source individual property-specific insurance
