Now, during certain periods of a market cycle, you know, one investment might make more sense than another.

That's why now, late 2015 and into 2016, mortgage note investing could make a lot of sense for you.

Cap rates on income property just continue to fall, fall, fall, as people are

willing to pay more money for a property that produces the same amount of income that it did a few

years ago. Okay, and since a cap rate, again, that is a property's income production divided by its sale price,

and now investors are paying higher sale prices for that same amount of income,

well, that results in that falling cap rate, which is less profitable for you.

You know, that's why I'm highly selective in bringing you a Mid-South homebuyers in Memphis

a lot of the best deals are just drying up as cap rates get squeezed and driven down in a lot of

markets. Now, an alternative is where you can be the bank.
