The way that you make money in real estate is you look for the distress. Where, where's the problem? And then how do you solve that problem and make it a win-win? It's simple. That's buy a home that needs to get fixed, fix it up, put renters in there. It's not rocket science. When you have the fund, you have the wherewithal to go in and take down properties at cash. Right now, if you have cash, the market is yours. Nobody's jumping in to buy

properties at 8% interest rate. So if you have cash, oh boy, can you negotiate? It's a very
