| 0:00.0 | Too many landlords burn out treating rentals like a full-time job. But with the right systems and tools, you can manage them with just a few hours per week or less. We try and get them to spend less than an hour a month is really the goal for what we're trying to build. That's Harrison from the Landlording app TurboTenet. In this conversation, we show you how to make your rentals more passive. Pick an area, start there, and then start to build off of that. |
| 0:22.3 | Because once you save yourself some time on one area, |
| 0:25.0 | then you've created time to build the next part. |
| 0:27.5 | We're going to cover four key rental management systems |
| 0:29.7 | to help you buy back your time. |
| 0:31.4 | So get ready to take some notes. |
| 0:32.5 | You're about to get a ton of practical advice. |
| 0:34.8 | Let's get started. |
| 0:43.7 | Okay. of practical advice. Let's get started. So I'm here with Harrison Stevens from TurboTenet. And Harrison, |
| 0:46.9 | one of the most common complaints I get about rental properties. I mean, I'm on YouTube. |
| 0:50.9 | You probably see these on the TurboTenet channel as well is, hey, wait a minute. Like rental properties are not passive. They're just another job. And some people don't want to get into rentals because of that reason. Other people get out of rentals for that reason. What I want to talk about with you and have a conversation with, you're a landlord. You're also working a software company who helps landlords be more passive with their rental properties. I want to go through this and sort of bust this myth a little bit because it actually can be passive. I'll give my own personal experience. I have a business with a business partner. We have just under 100 properties. Some of those we self-manage. Some we have property managers but i speak spent a couple hours for a week on my |
| 1:28.0 | rentals it hasn't always been that way but that's that's the way i do do that now i have some that i self-manage and it's possible i know people who spend two to four hours a month i'm sure do you have clients and customers as well who are able to get to that point where they're a little bit more passive with their rental properties. Yeah. I mean, our goal with our landlords is to try and make this |
| 1:46.2 | as passive as it can. You're right. It's they're a little bit more passive with their rental properties. Yeah. I mean, our, our goal with our |
| 1:44.4 | landlords is to try and make this as passive as it can be. You're right. It's never going to be |
| 1:49.2 | just set in and forget it and like the rent just comes in. But we try and get them to spend less |
| 1:54.1 | than an hour a month is really the goal for what we're trying to build. Yep. That's a passive enough business. So that's where we're going here. And what I would like to do is this is going to be something that all of you can download who are watching or listen. This is going to be kind of like a workshop a little bit where I've got this mind map that we'll show on the screen here. This is my mind of the systems that I use in my rental business. And so you can download this for free, by the way. So if you want to follow along with me and get this and press pause, get this form, you can kind of print it out or just have it on your computer and look at it. We're going to go through some systems, the most common for systems that landlords use. And we're going to talk about each one of those, how if you have good systems, if you have good tools, like a good software, and in some cases have good people to help you out, if you have those three things, that's how you can actually get to an hour a month or two hours per week in my case. It's not a magic thing. And so I want to go through these. And then Harrison's going to help me out and kind of give me some commentary on how we can apply, you know, good tech to make this all possible. So the first big |
| 2:56.2 | system, and this is probably the one that takes the most time, is the most intimidating for a lot |
| 3:00.4 | of people as a landlord is leasing your property. So this is like, all right, the property is |
| 3:05.3 | bought it or the last tenant just moved out, sitting there empty. |
| 3:09.5 | I want to get a paying tenant in this property. And so I want to talk about a couple things that kind of break, make up that system. |
| 3:16.3 | For me, the first and foremost is I need to market this property. I need to get leads coming in. |
| 3:22.2 | There's a lot of different ways to do it. I remember when I first started this business 22 years ago, this kind of dating me. This is like me, stick a sign on the, in front of the house, which we still do have signs here and there. I was, I'll stick a couple signs on the quarters. Can you talk to me, though, like what the people who are really being efficient as landlords? What are they doing, especially with tools and software, |
