I'm not expecting 20 to 25 to be some banner boom year. But in order for things to get better,

industry have changed pretty dramatically. And I don't think people have known what to do.

And your report, the state of the real estate investor report has become my annual reading for me. I think it's really good. And I'm going to put a link to the downloads. Everybody can check it out. It's really, really good with lots of charts and very concise and good information, but I want to go, I want to talk about this thing. I don't know if you

call this in the report, but I started in my notes, I called it the stuck era. Like we were stuck

from like 20, 2020 to 24. So can you kind of paint a picture of where we've come from up to this

point like early 2025? Yeah, I need to come up with some branding for this.

Stock era is good.

I've kind of thought of it a little bit as like a come down.

Like in in 2020 to 2020 was just this you could call it a meltup.

It was like a party.
