| 0:34.0 | from someone who is a relatively new investor. They were in a hot market like a lot of people are where there's a lot of competition. And his question was about direct mail. He was a little nervous. He was planning on spending several thousand dollars on maybe a big postcard campaign or a big buying a big list and sending out to hundreds or thousands of people. But he's still a little nervous. Like, is that the right thing to do? Do you have any tips? How does that work? What lists should I use? What types of letters should I use? And so in my answer, I took a step back and I told him about my approach, my recommended approach to finding good deals using smarter direct mail. So let's go there right now. Yeah, I've done a ton of direct mail in my 16 year career. I'll just be up front. I'm not |

| 2:15.6 | already doing MLS leads. So I know in Raleigh and other places that are very competitive, you know, the MLS is not going to be the easiest place to find deals. But I've just found it's always good to consistently look on the MLS over and over and over again. There's a, actually somebody on this live stream, Clyde, Malky is on here. |
| 2:54.1 | We were talking about, he's a realtor here in the Clemson area. And he's found a couple of deals recently for his clients on the MLS. And everybody I talked to around here is like, oh, it's so competitive. You can't find deals right now. There's nothing there. And he found two investment deals, you know, flip deals. So a good realtor will go a long way towards identifying what's good and what's not. But my number one advice is like MLS is free. |
