1:25.8	where there's been this many empty houses in my area for sale. There's always one or two or a few that were foreclosures but I saw a lot of
1:35.2	houses that were owner-occupant houses or owner- you know non-foreclosures that were empty.
1:42.3	A lot of non-foreclosures that were empty. A lot of non-foreclosures that were empty. A lot of houses that basically, you know, somebody owns and moved out to move into their next house and can afford to have an empty house and buy the next house as well.
1:57.0	And I think there's more of that going on now than there has been certainly in the past.
