0:21.9	I don't actually think it's been that long. It just kind of feels like a while since we've all been back together. So it's

0:32.0	where we're talking about some of the trends and news stories that are shaping the housing market

0:39.4	into this thing. We each brought our own headline, and James, I'm going to pick on you.
0:44.4	First, what do you got for a trend for us? All right, trends. I hear this trend, especially
0:49.3	in Seattle, but you're seeing it all over message boards. People are talking about it. It's all about
0:55.7	that density in the dadus, the ADU density investing, where people are building cottages in their
1:02.0	backyard. All I hear is people talking about it, because now you have lots of different states
1:06.6	starting to pass regulations on this. Washington has been very aggressive. And then we have California
1:12.5	changing the rules around where they're allowing people to invest. And then there's, I think,
1:17.4	eight or nine other states that are pushing this through. And even some areas, I think in
1:22.7	Connecticut, where it's a little bit more rural, they're starting to look at this.
1:25.4	I was going to say that, James, too, because I've seen it in the Midwest, too,
1:29.3	places that you wouldn't assume are trying to change zoning codes.
1:32.2	But it seems like universally, cities and towns are now allowing increased density.
1:37.6	Yeah, there's a long list of them.
