| 0:50.1 | So I want to start off telling you the title of the book and why I decided to write this, a couple different reasons. So the title that I'm working with on the book so far is called |

| 1:02.2 | few months or longer has been about that. I've talked about this for a long time of emphasizing |
| 1:07.5 | the smaller investor, but I'm really going to run with that. And at least to the reason why, you know, writing a book. |

| 1:16.6 | I wrote another book that many of you have read and I appreciate |
| 1:19.6 | called Retire Early with Real Estate. |
| 1:21.6 | And books are an interesting phenomenon. |
| 1:23.6 | You know, I have a YouTube channel, a podcast, I have to teach courses. |
| 1:26.6 | And books are not always, for most authors, are not an economically driven decision. |
| 1:32.9 | It's definitely the case for me. |
| 1:34.4 | The book that I wrote retire early with real estate was pretty successful. |
| 1:37.5 | It wasn't one of the most successful, Bigger Pocket's books. |
