Having investments that generate cash flow, be it rent, dividends, interest, and that allows us to get some level of predictability just based on the cash flow versus speculating on Bitcoin or speculating on some meme stock.

Cash flow is very helpful to sort of staying grounded and getting some level of certainty regarding our investments,

irrespective of what the price might end up being because we know we're getting at least

that income component.
