| 0:00.0 | I think one of the other big things that the reason why I really like to do it is I know the level of work that's getting done and I know who's choosing the materials. |
| 0:07.5 | And because my slant is towards low maintenance, I'm choosing materials that I know I'm going to have less problems with. |
| 0:14.6 | Using the right materials gets you to a point where you're going to reduce certain maintenance calls just because that's the nature |

| 0:54.3 | how to turn a $67,000 remodel project into a cash flowing rental house. This is an interview |
| 1:02.0 | with Larry Towner. Larry is an investor in the northern part of Atlanta. He also has a full-time |
| 1:07.7 | career in the handyman business, so he knows all about fixing up houses. |
| 1:11.5 | That's his expertise. |
| 1:12.6 | He has a radio show called The Handyman Pros Radio Show as well, which I'll put a link to in the |
| 1:17.5 | video description and the podcast description. |
| 1:20.1 | This episode, though, is all about his deal that he did recently. |
| 1:24.0 | And we go step by step through the details details really trying to take the mystery out of |
| 1:28.4 | major remodel projects. Now I know not all of you are going to want to take on a huge remodel, |
| 1:33.5 | particularly in your first couple of deals, but eventually if you're willing to tackle some |
| 1:37.9 | repairs, maybe some repairs that other people aren't willing to, then you can actually get some |
| 1:41.9 | really good deals. I had a mentor back in the day. He used to say, Chad, you want to buy deals that are kind of like good dogs with fleas. You want to find that really good dog that make a great pet, but has fleas all over it, and you want to be the one who learns how to clean those fleas and get that dog clean. That's what a fixer upper house or a remodel house is all about. And so in this interview, Larry and I go through his history as a real estate investor, how he's built back up from some setbacks he had. But in particular, we talk about this one deal, how he found it, what kind of remodel he had to do. How did he do that? He is a DIY kind of guy, so he did a lot of stuff himself. But I want you to know I'm not a DIY guy, so I hire other people to do my projects. |
