Guys, welcome back. I'm excited to sit down with Tony Montalbano, and Tony has's been great to get to know you, you know, since we met, I think a year or two ago. When was that? It was in Milwaukee. Yeah, it was probably about a year and a half ago or something like that. Yeah, and it's been great to kind of stay in touch with you and see your journey and the things that you and Eric are doing in your business. and it's exciting to see you guys put up these big numbers really growing a massive wholesale company so fast out of the gate you guys came

into the business and had uh you know over two million dollars in assignments your first year in the

business phenomenal and guys Tony's role in the company is really on the Dispo side and it's

What's interesting is for me right now in my business, I'm putting a lot of attention into Dispo.

And it's a function, a lot of it's a function of the market, right?

When the market was hot, getting a good deal was the hard part and Dispo was easier.

It's never easy, but it was easier because buyers were all just everywhere, raising their hand for a deal,

hedge funds were overpaying. It was just kind of an easier part of the business.

So we ended up putting a lot of focus on acquisitions and we've sort of now flip-flopped a little bit,

not totally, but now what we're doing is we're spending a whole lot more time in cash buyer management, we call it, those relationships, the work now to find the best buyers in the market.

And so Dispo has become a big priority, a big focal point in my wholesale business.

And so you've got some great ideas, some things that you've done differently since the market kind of shifted here a bit ago. And I'd love for you to share with our audience some of the things that you're doing. And again, when I say Dispo, guys, it's dispositions, it's finding the cash buyer once you've got a contract on a distressed property. Right, right.

So what are some of the things you're doing that are kind of unique and different and the adjustments that are happening? Yeah, yeah. Well, first of all, thanks for having me on again. This is great. Always love chatting with you. And I always learn something when I sit with you and talk. Well, me too. Mutually. Yeah. smart like yourself is like yesterday when Eric was talking you're still taking notes i mean you've

been doing this 18 years longer than us, but you're still learning. Yeah. And that's always the sign of somebody who's intelligent and always willing to learn. I wrote down so many good nuggets. And it wasn't, like I've heard Eric and some, you know, some of his sales processes is,

there's nothing new there. It's just great sales 101, right? Right. But he would throw out like certain sentence and I was like, oh, that was a really great way to phrase that. I'm writing it down. Yeah. I mean, you got to be an avid learner if you want to keep growing. I don't ever want to feel like I'm not growing. 100%. Yeah. And that's what social media has kind of helped me with.
