I'm talking about more than just a housing and stock market crash, but a broad economic

downturn like a contraction in national GDP,

stifled wage growth, and high unemployment.

Well, then how would you want to be positioned?

Well, I'd want to be invested in something like low-cost housing because that's something

that's going to have sustainable demand.

Even in a downturn, affordable housing is not discretionary.

People are going to keep needing it.

I'd also ideally want to own low-cost housing where tenants could keep paying the rent in a downturn

because it's no good if affordable housing is occupied and yet someone can't pay you the rent.

Okay, so that means in a downturn, that tenant would need to have durable employment in sustainable and growing business

sectors like health care or technology. It might even help if that metro where I were positioned

in low-cost housing had some employment in the educational space.

Education runs counter-cyclical to the economy.

When there's a crash and people have a harder time getting jobs, they go back to school.
